Thank you for selecting Clear Title, LLC to conduct the settlement of your new home. Please contact your real estate agent if you need to change the closing date and/or time. We require all funds to be sent via wire transfer. You will be advised of the exact dollar amount needed prior to settlement. Please call our office at 301-798-4939 and we will provide you with our wiring instructions. YOU WILL NEED THEM FOR SETTLEMENT. Please bring a passport, driver’s license, or military ID. Please be aware that due to the conflict between federal and state laws concerning the cultivation, distribution, manufacture or sale of marijuana, Clear Title, LLC is not able to close or insure any transaction involving land that is associated with or used for these activities. Our policy is to automatically order a basic location drawing (survey) of your property. While not required, it is recommended. Please review the enclosed information sheet and approval letter. If you elect NOT to have a survey done, please let know within three days of the date of this letter. Also, please sign and return the Privacy Policy Limited Release. Title Insurance insuring your lender is required. Owner’s coverage is optional, but strongly encouraged. Our policy is to quote the enhanced policy, but you have several options available. SURVEY INFORMATION SHEET
In connection with the purchase of the property as described above, a licensed Maryland Surveyor can be engaged to prepare a location drawing to show you a close approximation of the property lines and any structures on the property. Since a location drawing is not a boundary survey and does not identify exact property boundary lines, State Regulations require us to have your approval. Therefore, please return the original of this form promptly so that there will be no delay in settlement. If you would rather a more precise drawing, a surveyor can be engaged to perform a boundary survey which will identify property boundary lines and will mark property boundary corners and can be used for various purposes, for example, erecting a fence, a garage, or other improvements on the property. A location drawing will cost between $175 and $250 depending on the size of the lot. The approximate cost for a boundary survey which includes a location drawing typically will cost approximately $500.00- $2,000.00 depending on various factors. Should you desire a boundary survey, the surveyor will require a deposit before any work is to begin. Upon receipt of the deposit, the surveyor will promptly contact you with the exact cost and payment schedule. If you then decide against the boundary survey, the deposit will be applied to your location survey. Please note that boundary surveys take longer to perform than location drawings and may result in the delay of your scheduled settlement.

Having been given the privacy policy of Clear Title, LLC, it is the intention of the undersigned to authorize a LIMITED RELEASE of our non-public information to parties to this transaction, the real estate brokers/agents acting on their/our behalf, and to companies that perform services on Homeowner’s and Condominium Associations and their management companies. The information subject to this Limited Release includes only information contained on the settlement statement prepared by Clear Title, LLC and specifically includes: • Our current lender(s) names, loan terms, and payoff figure(s) limited specifically for this transaction and contained on the settlement statement. • All closing costs and fees related limited to this transaction and contained on the settlement statement. I/We, the undersigned, specifically DO NOT CONSENT to the sharing, publishing, or disseminating of any other information not listed above including, without limitation, our Social Security Numbers and/or tax identification numbers.
